What to Expect

For a structure of 1500-2000 square feet (including basement, whether heated or not), a typical mold inspection including tape-lift sampling will usually take about 2 to 3 hours.  If air samples are to be taken, expect an additional hour for a building of this size.

In many cases, the most reliable and least expensive method to determine mold contamination is to remove small sections of structural material (for example, cutting a 4”x4” hole in a sheetrock wall) so that the space behind it can be examined for mold.  Destructive testing such as this will never be done without the property owner’s express permission, however. 

If the sheetrock is not contaminated with mold, it will be replaced and patched (we bring our own patching materials — no charge to you).  You will need take care of any repainting.  If the sheetrock is contaminated, of course, then it will either be sent off to the lab or discarded, depending on your requirements.

The client (that is, you!) will be expected to:

· Warn us of any hazards of which you may be aware (existing asbestos, for example).

· Restrain any vicious animals.

· Turn off electricity, water, or other utilities as needed to safely access the space.

· Provide ladders if needed to access the attic, basement, or any other hard-to-reach part of the building.

· Eliminate snakes, rats, spiders, and other biting animals from the areas to be inspected.

· Temporarily disable any hazardous energy sources (electrical, moving machinery, etc.) that could cause serious injury during the inspection.
